Project Overview

Coakley Construction is delivering a groundworks and structural package for 58 apartments across five apartment buildings in Sheffield City Centre.

Scope of Works

  • RC retaining walls and structures
  • RC foundation raft slab
  • Mass fill and strip foundations
  • Substructure brickwork
  • Block and beam flooring
  • Structural concrete columns
  • Earthworks and ground remediation
  • Private drainage
  • Adoptable S106 drainage and Section 50 works

Programme & Value Management

During the works, underground cellars and a fissure in the sub strata were discovered that had not been identified by the site investigation. These areas had to be excavated and mass filled to the engineer’s requirements. Coakley Construction worked closely with the client to progress other areas of the programme while these works were ongoing, helping to minimise the impact on the overall programme.

Key Challenges & Solutions

A key challenge was the close proximity of the footpath and roadway on all sides of the site, particularly in relation to excavation and working space.

Coakley Construction worked closely with the client’s health and safety team to batter excavations safely, reduce the need for earthwork support systems and remain within the site boundary.

Temporary traffic management was also organised for works requiring entry into the highway.
